HOMESTAGING - A WORTHY TOOL?
7.16.07
There has been some recent activity by some agencies to promote 'staging' of some homes to help 'present' them when showing. Unfurnished, or newly constructed homes have been the primary 'targets' for staging; other already furnished homes have also utilized 'experts' in this field to re-set furniture, etc. to change the home's look which can increase its appeal
Although this is not a bad idea, and I certainly don't want to step on those people who do this as a 'service', at some levels it can be expensive without a guaranteed (quick) return on its effects.
There is no question that staging an empty home can really warm it up for showing. Costs will include the professional's fee, a one time expense, and fees for moving the furniture in (and out), and possibly a monthly rental fee. It is this latter cost that could mount up and become the issue of 'value' for the services provided. If a home sells within 2-3 months of a staging, that is great, but if it drags out into a half a year, or more, the value of this cost can suddenly come into question. Furniture rental can be an expensive proposition, especially if more than 1 or 2 rooms are staged..
When considering a staging proposition get all the costs clearly tabulated, especially the monthly cost should you have to use someone else's furniture.
