BUYERS - RETURNING TO ACTION IN CONNECTICUT LITCHFIELD HILLS

Slowly, real estate (buyer) activity is returning to the area. Some might have you think it hadn’t really slowed down, but that wasn't really the case. However lives are being sorted out; needs to have some refuge from the city are overcoming other issues for some; and the ability by some to find a good deal all have been the cause for this new activity phase.
Sellers should not get too hopeful that prices might rebound, as I think we are still in for a period of price moderation in many of our categories, but not all. The usual "rules" will still apply: the better the location, the better the property, along with those properties offering unique characteristics and having little competition, the more stable the value, with a better future value factor.
The Fall colors are now fading, but a new beauty is taking hold in a lot of areas. Sun light is "hitting" homes at different angles and times, offering more light for many. The low southern path gives good solar-heating effect for those with the proper south exposure siting, and open land. Many properties feel much more open, with the leafless trees, offering views over nearby meadows, ponds, or other vistas that aren’t there in the Summer.
In general, many factors are coming into play that may help us re-stimulate a market that has been "sputtering" around here for the past few months.
