FINAL COMMENTS FOR THE YEAR
01.03.07
As the old year ends and the new one rolls in, here is some "trivia" to leave you with, concerning mostly current real estate activity in Connecticut. This information has been made available by the Connecticut Economic Resource Center, Inc. (CERC).
Third quarter
market activity is lowest in
Litchfield County (see more below) and highest in Hartford County.
Regarding affordability, looking at 3 counties, compiled statistics show that houses in Fairfield County are around 65% less affordable than in New Haven and New London.
On a (selected) Town's basis, and ranked 1-10, "the
10 least affordable towns are Greenwich, New Canaan, Stamford, Westport,
Salisbury, Norwalk, Darien,
Cornwall, Washington, and Roxbury, representing Fairfield County and Western Connecticut." In the other direction, towns in our area currently ranked as "
most affordable", include
Norfolk and
Canaan.
No towns in the extreme NW corner currently are in a "towns with
most activity" group, although
Torrington made the top 10 as #10 on that list.
Washington, Norfolk, Kent, & Salisbury were 166th, 162nd, 160th, & 159th on the list of those with the
least activity.
Statewide, 10,113 sales of single family homes occurred in the 3rd quarter of 2007, 354 more than the 2nd quarter, but 654 less than the 3rd quarter of 2006.
In Litchfield County there were 630 sales in the 3rd quarter, down 4 from the 2nd quarter and down 53 from the 3rd quarter in 2006.
Thanks to my readers for your many comments during 2007; hopefully 2008 will be better for all of us!
