ARE THERE BARGAINS?

03.20.08

Buyers that are looking would like to think so. National news certainly suggests there might/should be, telling of terrible real estate conditions in many areas of the country. So, what’s currently up in the NW CT corner and vicinity? Here is my take as we move through March.

Fortunately, there seem to be relatively few "crisis" real estate holdings in most of our homes' categories around this area. In the second home's category, there are some that may be on the horizon but you won't see much evidence of their existence - soon. Most of owners of those homes have not purchased property here for a speculative purpose, so they aren't particularly anxious to sell at a big discount, unless...

Then, there are some frustrated owners who would like to sell, but for the most part, they aren't going to reveal this in any through "crisis" pricing, that would be evident in advertising. Here and there, prices have even been raised!

The above being said, there is evidence of a real contraction taking place in the value of some real estate around our corner. For specifics, you will have to talk with me. My answers might help you, as an owner, decide whether to hold, or sell. If you read this, and are a potential buyer, I may have different answers for each of you, depending on how you respond to questions I would put to you.

In summary, the market in the NW corner is very uneven and only the experienced, principals, and long standing LOCAL real estate agents really know how to maneuver through it, not to mention explain it properly to those who need to know.

REALITY PRICING
There is some evidence that pricing on new listings is coming into line with (my) current thinking on values as the real estate market stumbles into the summer.

Check out 91.9 FM on your car or home radio when listening to your radio.

SHORT TOPICS
The sudden, steep, cost increases at the gas pumps and heating oil billings are going to change a lot of ideas about home ownership, as well as costs of year round rentals.

MORTGAGE RATES-THEN AND NOW
Mortgage rates for conventional fixed rate loans are delightfully low.

FOR SALE or LEASE TO BUY
To me, it potentially invites only (lots of) potential trouble for an owner.

THE FORECLOSURE MESS
This problem is one that fortunately has not hit this area in any big way, however it has spawned a new business that seems to make money out of other peoples' woes.
