PERFECTION AT $14 MILLION!

05.22.08

What is it? A magnificent property just listed for sale.

What defines perfection, and is it really possible?

Well, after 35 years of selling real estate around here, I think I finally have seen such a property. To me, it is a property that I can take (appropriate) buyers to and they will find nothing significant that is additionally needed to be completely satisfactory to them.

Where is it located? In the heart of our wonderful NW CT corner.

What does it have? Everything, except what’s not needed yet often found, in properties of this type. For example: The design of the exterior is extraordinarily pleasant without excess flair; its setting on the land is perfect without glaring exposure; so is the tastefulness of the interior: the size, large but superbly comfortable and totally usable; the quality level of materials used throughout is excellent without garishness; in addition to its lack of pretentiousness, all room sizes in "their" category are correctly appropriate-spacious where needed and cozy for "inner family living"; outside, there is an absence of excess anywhere on the overall property; in summary, in my judgment it contains all the features that should be present, but none that shouldn’t. Finally, it simply is wonderfully manageable, inside and out.

In many ways it could be an excellent template for many people, who might wish to build similarly but without one of the key components making up its big price: the large acreage that is part of its package.

It was a pleasure to see such a property and will be an even greater pleasure if I sell it! If interested in knowing more, you had better call me. Have a great Memorial Day weekend and enjoy the parades.

The lack of rain made many lawns turn brown. They are not really dead in most cases, despite their appearance.

PRICE CONCESSIONS - MOVING REAL ESTATE
Seller price concessions, if and when 'blessed' with an offer, are helping move most of the sales currently in contract, or recently closed, for homes in this price grouping.

HOT WEATHER COOLING TIPS
With the arrival of hot, sticky weather arriving in our NW corner, cooling tips are in order for those not lucky enough to have air-conditioning, either centrally installed, or from window units.
