10.08.09 The colors are starting to come to our surrounding Litchfield-NW CT corner hills and the Berkshires. The usual discussion of whether it will be a brilliant color display or muted one is in full swing. Swamp maples and other trees in, or near wetlands and water courses have been changing early, and dropping their leaves. I expect we will have some terrific color within 10 days or so. Real estate inventory is rather high, in my opinion. Don't get fooled by recent news 'flashes' telling of increased activity. Oh sure, there is some, as agents around here are telling anyone who wants to listen, but any increase is easy to explain when the sales rate has been so slow since last August. Opportunities are best in the higher priced properties, lessening as 'you' go down the pricing scale. New requirements on mortgage applications are causing some Purchase and sale Contracts to fail, often weeks into an intended transaction. It will cause headaches for both buyers and sellers. 1st time home buyers for the tax credit are scarce, to non-existent around here as well. All in all, the market around here will remain 'uneven' and slow, in my opinion, for the next 4 quarters, as I have said before. ©2009 R. Leech features.
