02.18.10 House maintenance is often overlooked until small problems become big ones. Here are a few signs to look for if prepping your home for sale. ROOFING: This area is perhaps the most important area to keep in good shape. A roof that starts leaking, if left unfixed, can result in major internal home damage. Once water gets through the roof, it can saturate insulation, travel horizontally to other 'exit' areas in the home, and create conditions 'ripe' for mold. CLOUDY GLASS: This is a sure sign that thermo-pane window glass is failing between its two layers. Fixing it normally requires complete window replacement. Other than being somewhat of an eye-sore, there generally is no reduction of its effectiveness, but window replacement is not cheap and any decision to replace it or not, before marketing your home is purely subjective since you probably will 'pay' for it, one way or another. MILDEW/MOLD: Indicated by visual signs or 'sniffed' odors, depending on its source, it can be relatively benign, or an indication of other water issues in your home. Basements are 'hot beds' of mold sourcing. It is best to eradicate it, or rid your home of 'signs' of it before you market it for sale. The above are 3 important areas the might be cause for pre-marketing remediation.
